Rental yield shows how much rental income a property generates compared with its value and is expressed as a percentage.

Rental Yield = ((Monthly Rent × 12) - Annual Expenses) ÷ Property Value × 100

Gross vs Net Rental Yield

If Annual Expenses are 0, the result represents gross rental yield.

If expenses are included, the result estimates net rental yield.

Gross rental yield uses rental income before expenses. Net rental yield deducts property-related expenses before calculating the percentage.

What expenses should I include?

You may include annual costs such as maintenance, management fees, insurance, service charges, taxes or other recurring property expenses.

What if I do not have any annual expenses?

Enter 0 in the Annual Expenses field. The result will then effectively represent gross rental yield.

Is a higher rental yield always better?

Not necessarily. A higher yield may also reflect higher vacancy risk, maintenance costs, weaker locations or other investment risks.
